Thermal imaging / infrared (IR) cameras are high tech electronic tools that utilize sensors which allow us to read thousands of surface temperatures at once. This is a valuable service for those concerned about hidden moisture, slab leaks, HVAC performance, missing insulation, or electrical wiring resistance.
In 2008 our company became the first local property inspection company to use IR cameras on home inspections. We were motivated by the desire to provide even more value for our clients. Our first cameras were a huge investment, costing more than all of our other gear combined. In addition, our inspectors were trained by FLIR on how to properly use this technology to evaluate building performance, and over the years since, we have perfected the use of this technology.

What Is a Thermal Imaging Inspection?

Thermal imaging: questions we get
Can a thermal camera see through walls?
No. Infrared only reads surface temperatures. It detects the thermal patterns that hidden moisture, missing insulation, or hot electrical components leave on a surface, which tells us exactly where to investigate further. It does not provide x-ray vision.
Does thermal imaging detect mold?
Not directly, infrared finds moisture, and moisture is what mold needs to grow. In our damp marine-layer climate, locating hidden moisture early is the single best way to catch conditions that lead to mold before it spreads.
Is an infrared scan a substitute for a full home inspection?
No. It is a powerful add-on that enhances a visual inspection, not a replacement. We always verify thermal findings with a moisture meter and correlate them with the rest of the inspection before reporting.
