I recently had a home inspection done by San Diego Home Inspection, recommended by two brokers. The inspector is Andy, and I was very impressed by his great work. We recently hired San Diego Home Inspection, Inc. to complete our Exterior Elevated Elements (E3)/ SB 721 inspections on three apartment buildings in downtown San Diego, and the experience was excellent from start to finish. I've used Joe and San Diego Home Inspection for numerous escrows now, including those on my own properties. As a realtor, you want to work with an inspector who is highly experienced and will go the extra mile to spot issues for your clients so they're ultimately protected and aware of the home they're getting into. Joe and his team are exactly that. His reports are very thorough and well done with lots of pictures and videos included. You can even set up your request for repairs through his presentation software. Many of the homes I've had Joe inspect are older with a raised foundation and he has crawled underneath every one of them to inspect, saving myself and clients thousands in the escrow process. Most inspectors will not do this!! Joe is the only inspector I choose to work with and I highly recommend him to my colleagues and others.

We are in escrow on an older home and required a thorough, reliable home inspector. Joe & San Diego Home Inspection met our needs and exceeded our expectations. Joe was very responsive and his quote to do the home inspection came in the lowest of the companies I contacted. He arrived on time and worked quickly and efficiently but still spent time as he was going to explain to things to us. When he was finished, he gave us a verbal summary of his overall thoughts on the home, and helped us understand what items are really important and which are easy quick fixes. Home Inspection: Once Joe finishes his inspection, he will walkthrough everything and point out every single issue from roof tiles not being glued down, improperly installed wood floor on the staircase to fire safety hazards within a home. Joe's inspection included a review of the foundation and slab along with infra-red imaging to check for water leaks. I highly recommend them!

I used San Diego home inspection to check out a craftsman home built in the 1920s and I'm definitely glad I did. Andy came out and went the extra mile with his inspection. His knowledge and thoroughness genuinely impressed our realtor and she immediately wanted to use him for future referrals. He went through everything with a fine comb and went the extra mile. The entire time I felt like it wasn't just another job for him, he truly wanted discover everything about the house to make sure we knew what we were getting into. At the end of inspection, he gave a very professional run down and the written report was very detailed. When it came to getting actual contractors out based off the findings in the report, those contractors were extremely impressed with what Andy had found as they said most contractors would just glance over a lot of the things he found and wouldn't pay it much attention. The chimney contractor said that what he found is usually missed all the time and that home inspectors don't even tend to check what he found. The foundation contractor was surprised he even went into a tiny crawl space to take a real look at what was going on down there. Bottom line I CANNOT RECOMMEND THEM ENOUGH! Ask for Andy and you know you can have peace of mind before buying your home. Thanks San Diego home inspection!

My partner and I had found our perfect dream home in North City. As first time home buyers, we were quite worried and stressed through the entire process. Joe eased our worries including checking the stab foundation. Throughout the the inspection, he was very professional. He provided very detailed information about the home and answered all of our lingering questions. He physically showed us where the issues were and gave suggestions on how to remediate them. Great experience with this company! Joe came out to do our inspection. He was thorough, detail oriented, and wrote up a great report on the house. But the best part was when he came back to inspect an electrical panel that was not accessible during the first inspection, free of charge!!!

I hired this home inspection company for our last two house purchases. I paid extra for them to drive to Long Beach which is outside of their normal service area. I didn't mind because I wanted the best and they were highly recommended by some close friends who work in the real estate biz. Both of the homes we purchased were raised foundation which requires the home inspector to "suit up" and crawl between the ground and floor joists, very tight under both houses. On both occasions the inspection revealed important issues that needed to be fixed or planned for future replacement. Using their awesome inspection report, our realtor helped us negotiate a substantial credit for leaky cast iron waste lines and other problems we had no idea existed. This is probably the best money I ever spent. These houses looked perfect but yet there were issues. If you want a home inspection that combines years of professional experience with the use of technology then I would highly recommend this company. Our inspector was incredibly professional and thorough. The use of infrared, precise measuring tools and others tech combined with the mobile friendly report proved to be invaluable to our decision making process.

I submitted a request to schedule a home inspection late on a Friday night with the expectation of getting something scheduled for the following week. To my surprise I got a response in less than 30mins and was able to schedule an inspection for the very next day! The inspector arrived on time and took no time getting to work. The home inspection takes time and you could tell the inspector prides themselves in presenting a thorough report at the end. At the end of their inspection the inspector verbally spoke with me about high priority issues with the home and gave me a chance to ask questions. The inspector was able to answer all of my questions with confidence and leaned on their years of a experience to give me a good idea of what can be done or what type of professional to call next for a more detailed look.

After years of sleepless nights and desperation to find out what was wrong with her, I called Joe. I thought there may be something wrong with our house that was making her sick.

Joe came over and in one day figured it out. We had a cracked shower pan that was slowly leaking causing a mold infestation to occur between the first and second story of our home. My daughter's room shared a vent with this area and she was breathing in mold. Immediately, we moved out of the house and within a week (and the use of steroid inhalers), my daughter's health significantly improved.

I am beyond grateful to Joe and his knowledge. I would never use another home inspector.

Everything you can ask for out of a service vendor and more! Started off by calling in and talking with Stephanie at the front desk. She was easy-going and gave me the run down on costs/process. When I called back a few days later to schedule, she remembered that I had called and was concise in getting me an appointment that worked around my schedule.

My inspector Joe showed up early, introduced himself, asked if I had any questions and then got down to work. The particular house I was having inspected had quite a lot of stuff, so Joe ended up calling in another inspector who had a break to help him so they could finish in a reasonable timeframe and get us out of there quickly.

When it came down to his finding, he sat us down, ran us through everything he saw as important, the red flags, the yellow flags, ect. On top of it, in areas where we saw some things that might need some attention, he broke down how to handle fixing or looking into it further.

Received my report 48 hours after the inspection and it came through late into the evening, showing me they were hustling to get it out.

Truly, I could not have been happier with the service San Diego Home Inspection provided. So much so, that I used this service 3 weeks ago and they popped in my head today and I wanted to come back and write this review. Highly recommend, 5 stars +
